Most builders do not do this. The reason is straightforward: a builder who does not review documentation before pricing can recover missed costs through variations once construction starts. Two recent examples illustrate this. On a project currently being quoted, Duncan identified that two structural beams, B6 and B7, were missing from the engineer’s member schedule. The other builder who quoted the same job had not noticed. On a separate project, a site visit with a tape measure established that the building as designed could not be constructed because of the neighbouring property’s position. The other builder had not checked. Both clients would have faced significant variations the moment construction started.

What Should a Residential Builder Guarantee Before You Sign a Contract?

Every Kern Constructions project is delivered under a fixed-price Master Builders contract and backed by five formal commitments. These are not aspirational but are the operational standards applied to every project, confirmed in writing before construction begins.

Budget

Any variation to your fixed-price contract is discussed, agreed, and signed off in writing before any work proceeds or invoices are issued. You will not receive a variation invoice for work you did not approve.

Timeline

Your project schedule is documented under the Master Builders contract and includes agreed completion dates. If an approved variation affects the timeline, the impact is communicated and agreed before the variation proceeds.

Trust

Every trade and subcontractor engaged on your project holds the appropriate licences and insurance. Long-standing trade relationships mean the people working on your home have been vetted over years, not sourced from a directory.

Quality

All projects include mandatory structural warranties and post-completion maintenance warranties. Quality standards are applied at every stage of the build, not only at final inspection.

Kern Constructions was engaged to take over a partially completed two-storey extension in Williamstown after the original builder had been on site for over two years without reaching lock-up stage.
